The yard "manager" is very unprofessional ( a lack of management and professional attitude ) and the "family friendly" environment is regrettably an euphemism for children and dogs running riot unsupervised. The website advertieses great hacking, yard outings to competitions and part livery if arranged before you arrive- the hacking is brilliant if you like riding up busy mainroads and the outings are so good they've happened twice in the 3 1/2 years I've been there. The part livery is just a plea to get you there. If by some miracle it happens, it will last all of a month before she drafts in other liveries to do it for her. The turnout is terrible here as all the fields turn into flooded swamps through the winter and are not maintained during the spring/summer, the arena is hardly ever leveled and the place is falling apart.
